A buyer’s agent is a licensed real estate professional who acts exclusively to assist buyers find, evaluate and negotiate the purchase of real estate. In a nutshell, the role of a buyer’s agent is make the process of purchasing real estate simple for their buyer, whilst ensuring they purchase the best property at the best price.

Engaging a buyer’s agent is becoming increasingly popular in Australia, particularly in Sydney’s Eastern Suburbs where demand outstrips supply making it extremely difficult to purchase property. Due to this many people are finding that using a buyer’s agent saves you time, stress and a lot of money.

Here are a few tips on what a buyer’s agent does and how we can help you:

 

  • We’re on your side – when you go to open homes you meet with the sales agent. They are contractually obliged to act on behalf of their client – the person selling the property, and to get the best price for their client. Given this, it is important to remember they may not always give you the full story or the whole truth. Buyer’s agents however work exclusively for you – the buyer. We have strong relationships with agents in the areas where we work and can draw on these relationships to have more frank and honest discussions when it comes time to negotiate
  • We do all the hard work for you – we meet with you to discuss you needs, research suitable properties on and off the market, arrange inspections (often via private appointment), view the properties with you, once we have found the property you wish to purchase we have all necessary inspections and reports finalised quickly and we then negotiate the purcahse of the property to ensure you purchase it at the very best price
  • Insider information – at Unlisted Property we specialise in the Eastern Suburbs. We live here, have bought and sold here and know this area, and the sales agents that work here very well. As we work exclusively in the East we have ongoing relationships with real estate agents and other professionals who contact us first with off market or unlisted properties, which are properties that are not advertised to the general public.  In the current market, with such low levels of stock making competition extremely fierce and pushing prices up, access to unlisted properties allows you access to properties that most people don’t even know about
  • Listen – We listen to you. We spend time going through a thorough brief of the home you are looking for and why. It is really important to provide us with as much information as possible as this will form the basis of my initial home search. We will need info such as your preferred suburb(s), style of home, number of bedrooms, bathrooms, parking, schooling, lifestyle, budget and much more.
  • Act quickly –  our role as a buyer’s agent is to find you the best property, on or off the market, and ensure you purchase it at the very best price. In order to do this, we will act quickly once we have found ‘the one’ to ensure the necessary due diligence is conducted and all partners such as brokers, solicitors, building and pest inspectors and other industry professionals work quickly to purchase the property. Time is critical at this point. Not having your finance properly pre-approved, or not getting a building inspector onsite fast enough can be make the difference between buying the property or missing out!
  • Be available – we are available for you. When you engage us we are there for you, every step of the way. You will not be passed on to speak with an assistant and we will communicate clearly and directly with you
