Search, Evaluate & Negotiate
Briefing Meeting – we initially meet with you to gain a thorough understanding of your wants and needs. We will ask about where you want to buy and why, property style, lifestyle requirements, family needs now and in the future, your budget and timeline in which you wish to purchase. We will provide you with information on suburbs and schools (if required) and help you to gain a greater understanding of the current market. Once we have a thorough understanding of what you are looking for, we will begin researching properties on and off the market
Research – this is where Unlisted is different to many other Buyer’s Agents. As we work exclusively in the Eastern Suburbs, our local knowledge ensures we are best placed to find your home or investment in the Eastern Suburbs. We utilise our local knowledge and professional relationships with real estate agents and other industry professionals to ensure we are aware of more properties
Shortlist – once we have identified suitable properties we present these to you for your feedback
Viewing – once you have confirmed the properties you wish to view we schedule inspections (often via private appointment) and personally take you through each property
Evaluate & Negotiate – as soon as we have found your dream home or investment due diligence commences to ensure the home is all it appears. Any necessary inspections are organised and conducted promptly. We review recent sales data and other information to work with you on the price and strategy most suitable for this property. After thorough evaluation, and once you are ready to purchase we negotiate strongly and work quickly to ensure the property is purchased at the best price and on your terms.
Other services – we manage any necessary building & pest inspections and liaise with all parties including your solicitor, broker/banker and the sales agent to ensure a smooth sale. We are with you every step of the way
We are happy to provide you with referrals for services such as building & pest inspections, strata searches, solicitors, financial services, mortgage brokers, insurance brokers, property managers or other related service
Evaluate & Negotiate Only
If you have already found a property you are considering purchasing and you need help evaluating the property, negotiating the sale or buying before auction, we are happy to assist.
As each home is unique, so is each home search however fees are generally between 1.5 – 2.2% of the purchase price, with the fee fixed in advance
A small engagement fee of $2,500 – $5,000 is payable to commence the search with nothing further to pay until settlement. The engagement fee is then deducted from the final fee
