Full Home Search or Investment Purchase – Search, Evaluate and Negotiate
Briefing Meeting – we meet with you to gain a thorough understanding of your wants and needs. We will ask about where you want to buy and why, property style, lifestyle requirements, family needs now and in the future, your budget and timeline in which you wish to purchase. We will provide you with information on suburbs and schools (if required) and help you to gain a greater understanding of the current market. Once we have a thorough understanding of what you are looking for, we will begin researching to find your dream home or investment property.
Research – this is where Unlisted is different to many other Buyer’s Agents. As we work exclusively in the Eastern Suburbs, our local knowledge ensures we are best placed to find your home or investment in the Eastern Suburbs. We utilise our local knowledge and professional relationships with real estate agents and other industry professionals to ensure we are aware of every property that may suit your needs. As our names suggests, not only do we work with properties that are currently listed on the market for sale or auction but we also have access to unlisted properties, properties that are not advertised or sold to the general public. As much as 30% of real estate in Sydney is being sold unlisted at the moment so access to these properties provides you with a huge advantage when purchasing. In an extremely competitive market, unlisted properties are the key to open more doors and ensure you find your dream home and buy it at the very best price.
Shortlist – once we have identified a number of possible properties and we have personally inspected each of these, we provide a shortlist to you for your feedback. This shortlist will provide a snapshot on each of the properties with information such previous sales history, comparable sales in the area, strata/water/rates information and our feedback on each property.
Viewing – once you have confirmed the properties which are of interest we schedule viewings and personally take you through each property, discussing each property with you after each viewing.
Evaluate & Negotiate – as soon as we have found your dream home or investment we will provide you with current market information and work out the best strategy to purchase the property. We then negotiate strongly on your behalf and work quickly to ensure the property is secured at the very best price.
Other services – we can make arrangements or provide you with referrals for services such as building & pest inspections, strata searches, solicitors, financial services, mortgage brokers, insurance brokers, property managers or other related services. All costs associated with these services are payable directly to the providers engaged.
When you are new to an city or country, leasing a property can be daunting. Competition is fierce for rentals in Sydney and the good properties are snapped up at the first open (or before). We have been assisting corporates and families to find homes here for over 6 years we would love to find your new home here too. Sydney is the city of villages and each village is quite unique so some local knowledge really helps you to find your feet fast.
The Rental Search service is run in a similar manner to the Residential Purchase Service however it is usually much faster, taking 1 – 2 weeks depending on your availability to view properties. Please note, in the current market there is generally no room for negotiation on rental pricing with most properties receiving a number of applications at each open inspection.
Commercial Lease or Purchase
Securing the right commercial space or premises can be the difference between a hugely successful business or practice and a struggling one. As each home is unique, so is each home or commercial search however fees are generally between 1 – 2.5% of the purchase price, with the fee fixed in advance
A small engagement fee of $2,500 – $5,000 is payable to commence the search and this fee is then deducted from the final fee paid upon exchange
Rental Search fees are usually 2 week’s rent, with 1 week payable to commence the search
